concerning medical allowances, deductions and expenses are complex!
In this ½ day training, we will review the key
requirements including:
definitions; medical expenses permitted;
eligibility; calculating the medical expense deduction;
verification/documentation issues; ineligible expenses; IRS Publication 502;
applicability of privacy laws and compliance; anticipating expenses; fully-paid
one-time costs; long-term care insurance; disability assistance expenses,
types/timing of disability assistance expenses; equipment necessary to one’s
job; attendant-care expenses; ongoing expenses; relationship between medical
expenses and disability assistance exp’s, and acceptable forms of medical
expense verification (among other topics).

for specific situations.

We know that housing discrimination affects people of all races, ethnicities, national origins and religions. We also know that our on-site managers and on-site staff are on the front lines in preventing discrimination from happening at our properties. Most incidents of fair housing violations stem from ignorance of the law, rather than from hated or harmful intent. This inter-active class is designed for all site personnel, including management, maintenance, grounds and janitorial staff. There's something here for everyone! After defining "discrimination" in real, everyday terms, we will explore real life cases and analyze scenarios that will help participants recognize and avoid potentially discriminatory situations or behavior. We will discuss what to expect in the event of a complaint of discrimination and how to avoid it. You won't want to miss this practical, fun class.
Karen Crosta has over 20 years of experience in the affordable multifamily housing field. After serving as a Property Manager and NCHM trainer, she developed a number of Certification courses for the industry. Partnering with AHMA Northwest, Karen’s HUD Basic Occupancy Certification Course has become the flagship training program for property managers in WA State. She is a Certified Fair Housing trainer with NAHMA.

Course Descriptions:
The Spectrum STAR Certification Course is a
comprehensive 2-day training and
certification on the Rural Development 515 Program.
The STAR training will include all changes from the 3560 Regulation
effective 2-24-05 as well as all other pertinent Rural Development regulations.
Site Resident and Property Managers should take the STAR to be sure they are in
compliance of all RD requirements. This is a nationally-recognized certification
program for owners and managers. The
course materials include an important overview of the 3560 Regulations/Handbook.
The Spectrum C3P (Certified Credit Compliance Professional) Certification Seminar for the Low Income Housing Tax Credit is a two day certification course focusing on all aspects of marketing and management of projects involved with the Low Income Housing Tax Credit. The seminar includes case studies for HUD, Rural Development and conventional properties with a detailed discussion of IRS regulations, income limits and recapture issues. The seminar includes eligibility, rent calculations and restrictions, continuing compliance, and a discussion of IRS final regulations on compliance monitoring. An exam administered at the end of training on the second day will give attendees an opportunity to earn their nationally-recognized C3P designation. Tax Credit compliance is essential to IRS Section 42 requirements and the monitoring of State Agencies. The C3P course will benefit all management personnel, owners, syndicators, asset managers, and State Agency staff who deal with the Low Income Housing Tax Credit.
